Progress Report to 20.04.2010

The Restoration is virtually complete and the Chapel will be handed over to the Trust on Monday 26 April.  The outstanding work is mainly confined to completion of the external drainage, some asphalting, installation of uplighters in the porte cochere and lighting of the area between the Chapels, commissioning of the central heating system, completion of service cupboards and cleaning down.

All exterior work to the building is now complete except for a small amount of re-pointing, and the scaffolding is being dismantled.

All services will be laid in the course of the week ending 11 March except for a few minor items.

A small amount of ground work remains to be done within the curtilage of the building.

As regards the interior of the building the outstanding work includes:

  • The staining of the roof timbers
  • Decoration of the walls
  • Some above floor electric wiring and the fitting of lights
  • The fitting of alarmed locks to the entrance doors
  • Connecting up of services
  • A small amount of fitting out eg cupboard for switches and other equipment.

 

The hand over of the Project is scheduled for 16 April.

The project remains on schedule (completion 12.03.2010) and £1,943 over budget assuming the contingency is fully spent.

All cleaning of stonework, raking out and re-pointing will have been completed by 13 November or earlier.

The porte cochere roof is in course of reconstruction and re-slating.  It is the unforeseen extent of the work required to the roof which accounts for the small overrun on the budget.  It may yet be offset by lower costs elsewhere.

Three pinnacles have been restored and one is in course of restoration awaiting stone replacement.

The interior concrete floor slab is laid.

The roof has been stripped and the salvaged slates together with those acquired will be sufficient.  The re-slating of the roof should be completed during the course of December.  The timbers are in good condition and there may be a cost saving here.

Stone repairs are progressing well and the carving of replacement stone has started.

The bell turret investigations have led to the conclusion that the whole bell turret with its castellation must be dismantled down to table stone level, the four table stones in cruciform shape being the structure on which the bell turret/tower rests.  The table stones need replacing and the piers supporting the table stones repairing.  The structure would then be safe and weatherproof.  It is possible this work could be done within budget.

Subject to the Conservation Officer’s views, the Trust is actively considering the possibility of reproducing Hamilton’s original design of bell tower and spire which was dismantled some time after 1889, in its place being built the squat bell turret and castellation which have degraded so badly that they now have to be dismantled.  This would involve considerable extra funding and the Trust is exploring the availability of this.
